Navi Mumbai Airport Influence Notified Area (NAINA) is a mega-planned urban development zone spread across hundreds of square kilometres around the upcoming Navi Mumbai International Airport. It is being developed by CIDCO with the vision of creating a modern, well-planned extension of Mumbai. Mumbai 3.0 Development Vision
NAINA stands for Navi Mumbai Airport Influence Notified Area.
The Government of Maharashtra appointed CIDCO as the Special Planning Authority to develop this massive region surrounding the Navi Mumbai International Airport. The objective was to prevent unplanned growth and instead create a world-class urban region with proper infrastructure, roads, utilities, commercial districts, educational hubs, logistics zones and residential neighbourhoods.
Unlike traditional city expansion, NAINA follows a planned development model where infrastructure is created before large-scale urbanisation occurs.

Airport-led future powerhouse
The Maharashtra Government has repeatedly highlighted the development of Mumbai 3.0 around the Navi Mumbai Airport region to reduce pressure on Mumbai while creating a new economic powerhouse in Raigad district. The proposed development covers major growth corridors surrounding the airport and logistics infrastructure.
One of India’s most significant airport infrastructure projects.
Expected to transform the surrounding region into a major business, logistics and commercial hub. Areas around airports globally have historically witnessed strong economic development.
Direct connectivity between Mumbai and Navi Mumbai.
Travel times have reduced significantly, making the NAINA region more accessible than ever.
India’s largest container port supports logistics, warehousing, exports and industrial growth. The combination of port connectivity and airport connectivity creates a unique economic advantage for KSC New Town.
